When it comes to finding the right builder or builder for your next project, you’ll want to be sure they’re vetted, checked and trustworthy and that they’ll do a good job of building your new extension.

Once you’ve decided on the work you want done, you’ll need to research local contractors, pick someone based in the same town if possible, local builders rely on work from local people.

It’s a good idea to speak to National Association of Building Contractors who can put you in contact with vetted builders in your area.

Try not to pay large deposits in advance of the building work starting unless it’s for something with a long lead time and is bespoke to your house for example a timber frame, or perhaps bi fold doors. Most reputable contractors will have accounts with local building merchants, machinery hire companies and concrete suppliers, so there should be no need to pay the builder for things that he can put on account.

Karen Webb, operations manager at National Association of Building Contractors explains “Your contractor will have wages to pay, but say your groundworks take 2 – 6 weeks and there are four men on site, he’s not going to be paying them in advance, so why should you? At the very most, offer to cover their wages weekly in arrears, that said I would worry if my builder was struggling to pay his men.”
